• The “P&I” Illusion: Why your first mortgage payment will be higher than you thin

When you look at homes on Zillow, the monthly payment shown is usually just Principal & Interest (P&I). For a first-time buyer, this creates a dangerous illusion.

In reality, your monthly payment will include: Property Taxes (often reassessed after purchase), Homeowners Insurance, PMI (if down payment < 20%), HOA Fees, and Maintenance (1-2% of home value annually).

Before you fall in love with a house, make sure you calculate the True Cost (PITI + Maintenance). I built a free, privacy-first calculator that lets you input all these numbers and see the real monthly cost. No sign-up required: https://smartmortgagecalc.space/true-cost

What was the biggest "hidden cost" that surprised you when you bought your first home?
