Community Standards

Forum Rules and Policies

Simple standards that keep GCA Mortgage Forums respectful, useful, accurate, and safe for borrowers, homeowners, and mortgage professionals.

Welcome To The Community

By creating an account or participating in GCA Mortgage Forums, you agree to follow these rules. They apply to topics, replies, profiles, private messages, business listings, classified ads, and other community areas.

Protect Your Personal Information

Do not post Social Security numbers, complete account numbers, login credentials, unredacted credit reports, tax returns, bank statements, or other sensitive documents. Remove personal details before sharing a mortgage scenario.

Core Community Rules

Use these standards whenever you create a discussion, reply to another member, send a message, or publish a listing.

01

Treat Everyone With Respect

Disagreement is welcome; harassment is not.

  • No personal attacks, threats, bullying, hate speech, or discriminatory remarks.
  • Discuss the idea without insulting the person.
02

Stay Relevant And On Topic

Post in the category that best matches your question.

  • Use a specific, descriptive title.
  • Do not repeatedly post the same question in multiple forums.
03

Share Accurate Information

Separate verified guidance from personal experience or opinion.

  • Cite official or reliable sources for technical claims.
  • Correct information promptly when you learn it is outdated or wrong.
04

No Spam Or Deceptive Promotion

Participation should add value—not manufacture leads or backlinks.

  • No repetitive links, unsolicited messages, keyword stuffing, or misleading offers.
  • Disclose relevant business relationships and financial interests.
05

Use Clear, Professional Language

Write so borrowers and professionals can understand you.

  • Avoid excessive ALL CAPS, vague titles, or unreadable formatting.
  • Break longer posts into short paragraphs or lists.
06

Respect Privacy And Confidentiality

Share only information you are authorized to disclose.

  • Do not expose another person’s private information.
  • Redact names, addresses, loan numbers, and identifying documents.
07

Post Lawful, Original Content

Do not publish illegal, explicit, fraudulent, or stolen material.

  • Respect copyrights, trademarks, and intellectual property.
  • Quote briefly and link to the original source when appropriate.
08

One Authentic Account Per Member

Do not impersonate others or manipulate discussions.

  • No fake identities, coordinated voting, or undisclosed automated posting.
  • Keep profile credentials and contact information truthful.
09

Follow Moderator Instructions And Report Concerns

Use the Report option or contact the forum team. Do not escalate a conflict publicly or encourage other members to target someone.

Good-faith reports are reviewed confidentially when practical

Standards For Mortgage And Financial Information

Mortgage rules vary by loan program, investor, lender, borrower profile, property, location, and date. Posts should make those limits clear.

Before Giving Mortgage Guidance

Make the information useful without presenting a forum response as a guaranteed approval, rate, legal opinion, or individualized financial advice.

Name The Applicable ProgramSpecify FHA, VA, USDA, conventional, non-QM, or another program when relevant.
Distinguish Rules From OverlaysDo not present one company’s additional requirement as a universal agency guideline.
Use Current Authoritative SourcesLink to the relevant agency, regulator, handbook, or official announcement when possible.
Disclose Your Role And AffiliationMortgage professionals and service providers should accurately identify their relationship to a recommendation.

How Moderation Works

Actions depend on severity, context, prior conduct, and risk to members or the community. Serious violations may skip lower levels.

Level 1

Correction Or Warning

Used for minor issues such as an off-topic post, unclear title, accidental duplicate, or first-time formatting problem.

Level 2

Content Restriction Or Suspension

Used for repeated violations, abusive conduct, undisclosed promotion, misinformation, or ignoring moderator guidance.

Level 3

Permanent Removal

Used for fraud, threats, severe harassment, illegal material, deliberate privacy violations, impersonation, or persistent abuse.

Fair review: Moderators may edit, move, merge, close, hide, or remove content. Members may request a private review by providing the topic URL, relevant facts, and a clear reason for reconsideration.

Report A Rule Violation

Help moderators understand the issue without continuing the dispute.

  1. Use the Report option on the relevant topic or reply.
  2. Identify the specific rule and briefly explain the concern.
  3. Include the direct URL and any necessary context.
  4. Allow the moderation team time to review the full discussion.
