FHA vs. Conventional: Which is better for first-time buyers in 2026?
I see a lot of debate about this. FHA loans allow lower credit scores (580+) and down payments as low as 3.5%, but they come with mortgage insurance premiums (MIP) that last for the life of the loan (if you put down less than 10%). Conventional loans require higher credit scores (620+) but PMI can be removed once you reach 20% equity.
For buyers in 2026, the choice often comes down to credit score and long-term plans. If you plan to stay in the home for 10+ years, conventional might save you more in the long run. If you need to buy now with a lower score, FHA might be the only path.
To compare these scenarios side-by-side (including PMI, taxes, and insurance), I built a free, privacy-first tool that runs 100% in your browser: https://smartmortgagecalc.space/compare
