Where are my California LO’s At!!!
Have you closed a loan on clients that have 4 charge off’s or more? Start getting them ready to refinance their home now! Here’s the criteria:
1. Must have 4 charge off’s or more
2. Must Live in California
3. Post BK Charge Off’s Count as well
Send them over and let us start working on their credit now so when the rates decide to take a turn for the better, your client will be ready to refinance!

You do not need to pay charge offs to qualify for government and conventional loans. You just cannot have disputes on FHA loans and government loans.

Ofcourse I know that, however, I have a source to remove these charge offs without cost to the Client. A charge off still impacts the score….. This is for people you already financed and want to improve their scores to refinance…..

Aldiva, can you please explain how your strategy on getting late payments removed is? What type of things are you looking for. Removing little dink late payments are deal killers for many borrowers and many credit card companies will not budge. @Ali

I work off unmerged reports and look for reporting errors. These items are difficult to spot in a tri-merged report.
