If you have not read this yet, it is a great read when understanding the differences between Replacement Cost and Actual Cash Value. This hits on a couple of points on how this can affect the homeowner!!

Home insurance is priced based on risk information. That can be several things like roof age, home systems age, state, zip code, dogs, what breed it might be, whether a trampoline, pool, or hot tub, or whether the property is fenced—prior claims or inquiries about claims ( A 0 dollar payout still affects eligibility and premium). I help navigate all of these things for you to find the best option. It is always worthwhile; the game has changed in a way that saves you time and money!

I am looking for the best client experience from start to finish! Typically, with an address, the client name, and date of birth, I can get an excellent idea of where the insurance might be sitting at!

It is possible, I have a contact that can shop the market for you. You are going to need a 4pt inspection and a wind mitigation form before you can get a final rate with most carriers.

MemberDecember 27, 2023 at 8:01 pm in reply to: Did You Know Your Dog’s Breed Effect’s Eligibility In Insurance?Gus, this is correct; as of right now, there are underwriting rules on specific dog breeds across the nation. I own a Husky and Golden Retriever mix; somehow, Huskies are on that list. Now, this is only with certain carriers. I also believe that the dog’s aggression mainly concerns how it is trained and who the owner is, but it still stinks that insurance companies are looking out for specific breeds. I do not think it should be this way, but it is still an eligibility/ liability risk in their eyes.

Hello Bailey, I wanted to let you know that other flood insurance options are available in Louisiana. However, it’s important to note that the type of loan and the lender involved could impact whether the client can opt for private flood insurance. As of one year ago, I believe that private flood policies are now an option for those obtaining an FHA loan.

Rusty, I do not think you need to maximize your credit, but it is considered when applying for new policies. That said, there is not necessarily a hard credit pull, but other factors like insurance score and claims history also have an effect.

@otis Claims typically take 3-7 years to fall off your record as a surcharge. It still may affect your overall insurance score, but with a HARD insurance market, rates may have just increased in your area.
