I will start creating a comprehensive power point training program in GCA FORUMS for brand new loan officers, and dually real estate agents and mortgage loan officers. Becoming a mortgage loan originator can be extremely lucrative, with no limit on how much you can make. However, getting licensed and passing the national NMLS exam is the easy part. The real training starts with doing deals. Any newly licensed loan officers who have yet to have two years of full ti8m experience originating mortgage loans with a minimum of 20 million in production will need to be on a six-closed loan apprenticeship training program with a senior tenured licensed loan officer at Gustan Cho Associates. What this means is the newly licensed loan officer will get trained by an experienced GCA loan officer and take six loans from qualification to closing in order for them to become independent. The training program will be comprehensive and I will link blogs that were written to this section for reference.

If a deal is a cash-out refi, on a DSCR loan, you need to know the loan amount and LTV, credit score, zoning, term of the lease, nor credit scores, or how long the house has been owned, the price that was paid for the house. If this is a bridge loan short term, you need to know whether it will be a 25/30 year term house is a residentially zoned neighborhood, if it’s in a commercial zone, or a permitted or conditional use permit. All of these answers will determine the type of loan along with its term, penalties, and rate, and if we can use the rental agreement VS the rental appraisal supplement 1007 (the appraiser will also perform a rental market analysis report called 1007 if a 1004 appraisal is used). Need to know if it will be for the long-term agreement for the state-certified daycare. This information determines how we will see the house classified and what type of loan will be required. Just because the lease is in place does not mean the lease amount will be used to calculate the DSCR because 1007 will also give a number, and it’s the lower of the two.
If this is a house with a conditional use permit, I could require a rebuild letter from the city or county, and The DSCR would go off the Appraisal rental supplement.
Please note that the definition of debt service coverage ratio (DSCR) is net operating income divided by total debt service. -

Last week FED CHAIRMAN Jerome Powell announced interest rates will not be cut this year because the economy is in pace on recovering. Inflation has dropped but it’s slightly higher than the 2.0% target. Inflation is at 3% and unemployment rate is at 4 25% which means the economy in the United States 🇺🇸 remains strong. Jerome Powell keeps on lying on national television. The same is true with Joe Biden, Janet Yellen, and hundreds of Democrats on national television. Joe Biden is busy traveling the United States 🇺🇸 campaigning he is the Navy Seal of Fighting Inflation with his Bidenomics. Dementia Lying Cheating Joe Biden aggressively is lying that he took Inflation from 9% when he took office to under 3.0%. All of these clowns are just a joke. Have they not seen prices of goods and services? Ridiculously outrageous. Mortgage loan applications are the lowest in 30 plus years. These numb nuts are destroying America. We need competent politicians and not politicians who never held a job and have been leaching off taxyers for the past 60 years.

A homily early in Advent last year at St. Paul’s in Tampa, reminded me of a similar homily I heard years ago about prayer. There was a flood predicted and one man refused to heed the warning of the local authorities to vacate before the flood arrived, his answer was, “I will be fine I am praying to God.” Some hours passed and the flood worsened, the sheriff sent a boat to the man’s house to rescue him, “I am fine I am praying to God.” The boat left only to return three hours later and the man still refused to leave. Finally, the man was on his roof praying to God for help when just then a helicopter arrived to save him, still he refused, and he drowned.
When the man was greeted by God at the pearly gates he asked God, why He didn’t help him after praying so hard, God said “ I did help you I sent the sheriff, a boat and a helicopter.” The moral of the story is God answer prayers, maybe not the way we want, but He answers them.
I know God answers prayers, I don’t know how? I have prayed and prayed for things in my life, these prayers were not answered right away. If my prayer wasn’t answered, so I thought, it really was answered and the answer was “no.” God will give us the tools to help ourselves, we have to be aware of them and use them accordingly. I always pray, I wake up and pray, a prayer is constantly going through my head, and so many times the devil enters to trip me up with the words, he wants me to trip and fall so he can help me. It may have worked at one time, not now, and that’s the reason I am writing this story.
I pray to Padre Pio, “pray, hope and don’t worry,” that was Padre Pio’s mantra. I wear a St. Benedict medal attached to my crucifix to keep the devil away. For the last few weeks I have been wearing a Immaculate Mary medal on a black leather bracelet. I was never in the habit of praying to Mary, I do now and it works. My worries and troubles have not changed, but praying to Mary has eased my mind and prepared me for the future with a clearer head. This past Advent I prepared myself for the arrival of Jesus, and I have never felt so serene and so joyous. I know my prayers are being answered. In the end of this life I fully believe that praying has made a difference in my life. DSCR mortgage loans require a 20% to 30% down payment. The down payment depends on the borrower’s credit score. The lower the credit scores the higher the down payment requirement on DSCR loans. There is no income tax returns required on DSCR loans.

Jumbo loans are home loans that exceed the maximum conforming loan limit of $726,200. To be within the conforming loan limit is required to qualify for conventional loans. Any loans exceeding the 2022 conforming loan limit of $726,200 set by the FHFA are referred to as non-conforming loans or jumbo loans.
