The Federal Housing Administration (FHA) has recently updated its policies regarding gift funds for home buyers. Under the new update, donors providing gift funds for a buyer’s down payment are no longer required to provide bank statements. This change simplifies the process for those receiving financial assistance from friends or family members, making it easier to secure an FHA-insured mortgage.
Key points about this update:
- No Bank Statement Requirement: Donors do not need to submit bank statements to verify the source of their gift funds.
- Gift Letter: A gift letter is still required, which must include the donor’s name, contact information, relationship to the borrower, the amount of the gift, and a statement that no repayment is expected.
- Documentation: Borrowers must provide documentation of the transfer of gift funds, such as a copy of the donor’s check and the borrower’s deposit slip, or a copy of the donor’s withdrawal slip and the borrower’s deposit slip.
This update aims to streamline the process for borrowers using gift funds, reducing paperwork and potential delays. For more detailed information, borrowers and lenders should refer to the latest FHA guidelines or contact their mortgage lender.

The homebuying process starts way before you actually start shopping for a house. It is best to prepare six to twelve months before you actually want to start looking for a house. Getting pre-approved can be a process depending on your credit. Get pre-approved first. Interview Real Estate Professionals. Consult with real estate agents and financial advisors who have expertise in your local market. They can provide insights into current conditions and help you make informed decisions. Consider broader economic conditions, such as job stability, inflation rates, and the overall health of the economy. Economic factors can influence property values and affordability. If you decide to move forward with a purchase, always get a thorough home inspection to identify any potential issues or needed repairs. This can impact the overall cost of homeownership.
In summary, the decision to buy a house depends on your individual circumstances and the conditions of the housing market in your area. It’s essential to thoroughly research and assess your financial readiness before making such a significant investment. Additionally, consider seeking advice from professionals who can provide guidance tailored to your specific situation.

I have tried very hard in rebuilding my credit and boosting my credit scores since I had to file bankruptcy in November 2019. I had no choice but to file Chapter 7 Bankruptcy because the judgment creditors from my loss from the 2008 financial crisis were renewing the judgments. I was discharged of the Chapter 7 Bankruptcy in April 2020. The minute I got discharged I started opening Secured credit cards, credit rebuilder accounts, and purchased a newer SUV one year after my Chapter 7 Bankruptcy. I got my credit scores up to 700 in less than one year after my discharge of the bankruptcy. I am now able to get u Secured credit cards and personal loans. In this thread I will share how I have rebuilt my credit and increased my credit scores. I will outline line item per line litem and detail how maxed out credit cards can plummet your credit scores.

Do German Shepherd dogs require a fenced yard. My homebuyer finally found their forever house. Problem is the house is in South Barrington, Illinois where all homes are in subdivisions. Subdivision HOAs ban fences on all homes. Homes have a one acre minimum. My buyers put a deposit on two German Shepherd dogs wanted to put a fence for them. Their late Old English Mastiff never needed a fence. What are your thoughts on German Shepherd dogs. Are German Shepherd dogs runners in nature like hunting dogs or can they be trained to stay on your property without a fence.

Have you seen the commercials for HIMs and HERS? I must be missing something; I thought we were sensitive to the non-binary society? When pronouns are used like XIR or MX, I’m in a fog. Is it a certain code that only non-binary people get? Everyone wants to be identified as something. We wear T-shirts that have a message: we want to be labeled as someone unique. Why? Aren’t we happy being what God intended? How is it that today, when a child is born, the parents can name them non-brinary? Is this predestined?
I know I can rant and rave about genders; my question would be, “What does the non-binary person, {I can use person, right, I’m not offending anyone, am I?}
What happens if a HIMS takes a HERS? Or a HERS takes a HIMS? Hair growth, stronger sexual desire?
Will there be a THEMS or an ITS? Please help!

How to find active builders and spec builders. One way is to go to realtor.com choose a large city go to filters, click home age no min, and less than 1 year. this should list the new construction homes. Get the addresses, the agent usually doesn’t want you speaking with their client. However call the agent anyway and let them know that you can help their builder to build more homes and sometimes they will introduce you. If not then do a google search for parcel search using the city, or county and state. Usually they have a gis map and you can use this to locate the owner and the address of the owner, where you can further search and get a cell phone. Realtor.com is a great source to see who is building where and at what price.

There are millions of secret facilities being built in all 50 states. We are talking 11 million plus secret facilities being built in all 50 states. These facilities are detention facilities. So what purpose does these detention facilities to house? Illegal immigrants? That’s a negative. You need to go back to the NAZI Concentration Camps. So who is quarterbacking all this? Is it Joe Biden Administration? Is it the Globalists? Mayorkis keeps on asking for more money to build secret detention facilities to build in all 50 states.

Kamala Harris, is it racism?
Who is Kamala Harris? A vice president who hasn’t achieved much. She is a heartbeat away from being president. If Biden doesn’t run in November, she may be running in his stead. Every time I look up information on her, all I find is the following: The first female African American to hold the office of vice president That’s her claim to fame, and I take issue with that claim. Also, what is she? Her mother, Kamil, is from India, which makes her Asian; her father, Donald, is, get this, Afro-Jamaican with Irish ancestry. I will assume she is a woman. Why isn’t she the first Irish-Jamaican-Asian? You list the adjective first: I’m Italian American. An American by birth, a Native American is what I am. Granted, she was born in Oakland, California, apparently of many different ancestors. Why does Africa come first? She’s barely African; has she been there? I’ve been to Italy many times. I don’t play it up; it’s obvious I’m Italian. My wife’s DNA states she is 2% Polynesian; she can’t relate to that; she’s Ukrainian and Slovak. Would my wife be Polish or Polynesian? My DNA says I’m 20% Greek. Southern Italians and Greeks have been screwing around with each other for a long time. Africa is just 30 miles from Sicily. I have black cousins! Are we Afro-Italianos? Everyone here is from elsewhere. The party plays the female race ticket; just give them a minority, and they will vote them into office.Kamala Harris, is it racism?

I could have been tech savvy years ago. I was living in San Mateo, California, near San Jose. I was managing restaurants and my neighbor was working in San Jose. He said to be, “ I got this great sales job and you would be great at it!” I asked what was the job, he replied, “selling chips.” Now I’m thinking chips that was a great job back in New York, if you can get a chip route it paid good money. So I ask, “Lays or Pringles?” He explained micro chips was the latest invention for computers. This was 1988, Silicon Valley was yet to be established. I miss the boat and I never ate potato chips again.
