Can I Qualify for a Mortgage With Charge-Offs After Rebuilding My Credit?
Posted by abasque71 on September 9, 2026 at 1:35 pmI have been rebuilding my credit since experiencing financial difficulties during the pandemic, and I finally feel ready to explore getting approved to buy a home. Can I qualify for a mortgage if I still have charge-offs on my credit report, and could someone help me understand my options?

You can still qualify for a mortgage with unpaid charge-offs on your credit report. Charge-offs do not automatically prevent a home purchase, and you may not need to pay them before approval.
While many faced financial challenges during the pandemic, lenders now focus on your overall credit, recent improvements, current income, debt-to-income ratio, and the best mortgage program for your situation.
Mortgage Options with Charge-Offs
FHA loans may be a good option if you are rebuilding your credit. Typically, you do not need to pay off unpaid non-mortgage charge-offs just because they appear on your credit report. However, approval depends on program guidelines, your credit score, and account details.
If you are an eligible veteran or service member, a VA loan may also be available to you. The VA does not set a minimum credit score, though individual lenders may have their own requirements.
You might also qualify for a regular loan through Fannie Mae or Freddie Mac. This depends on your credit score, automatic loan approval, and details of any bad accounts. If your application is not approved automatically, you can pursue manual underwriting. In this process, a loan officer reviews your finances in detail in accordance with program guidelines.
Before You Apply for a Mortgage
It is important to determine whether your charge-offs are old or recent, paid or unpaid, and if your credit has improved since the pandemic. Older charge-offs, stable employment, improved credit, and a strong recent payment history may still let you qualify for a mortgage, even with unpaid accounts.
Be aware that credit card charge-offs, mortgage charge-offs, collections, and court judgments are evaluated differently. Do not pay or dispute old charge-offs before understanding how they could affect your mortgage application.
For example, Fannie Mae’s automated approval typically does not require payment of non-mortgage charge-offs when purchasing a single-family primary residence. FHA manual underwriting may require a written explanation for the charge-offs.

To Help Identify the Best Options for you, Please Answer the Following Four Questions:
- Approximately what is your current credit score?
- Are your charge-offs unpaid, paid, or a combination of both?
- Have you had any late payments within the past 12 months?
- Approximately how much do you earn monthly, and what home price range are you considering?
You don’t need to share account numbers or other sensitive personal information. With this information, I can help determine which mortgage options are realistic for you, whether your charge-offs need to be addressed, and how you can improve your chances of approval.
