What is the minimum credit score for a USDA Loan?
Posted by Eric Jeanette on February 16, 2023 at 3:08 amWe do not see a real credit score minimum published anywhere. However, most lenders are not accepting low credit scores for a USDA loan. What is the truth here? What is the lowest score possible for an FHA loan?

If the credit report is clear and the debt to income ratio is low, a manual underwrite can be done USDA down to 580. Accept findings on the automated GUS system are typically not achievable with scores under 640.
FHA loans require a score over 500. The minimum down payment for borrowers with scores under 580 is 10%. Scores over 580 have a minim down payment of 3.5%.

so even though we do not see the guidelines mention 580 as the minimum, 580 is our reality based upon what the lenders are willing to do?

Yes. It is a willingness to lend, as well as the ability to pass high-cost guidelines. USDA rates are often a little bit higher. Once you venture into the lower scores the cost can become probative. Rural Direct seems to have a slightly higher tolerance for low scores, but the dti and income limits can be a significant deterrent.

The criteria will also change depending on the scoring procedure a particular applicant must follow. The USDA loan offers seamless procedures, which makes it an attractive option for mortgage applicants. However, let’s look at the score criteria in detail.
GUS System
Most of the time, accepted/approved findings require 640 as a minimum score. This is available for GUS users, a USDA automated system, and is the common path for approvals.
USDA loans tend to approve a good number of applicants, but a fluctuation in the score is visible, which usually sits at 640. However, manual loans can be applicable if an applicant has a lower score, at approximately 580.
As a borrower, major drugs such as collections, bankruptcies, and foreclosures should be avoided. The DTI ratio should also be low, and strong compensating factors should exist according to guidelines.
Summary
Based on our requirements, loans are administered through the Billing Department, and loans exceeding 640 will be solely administered through them. Loans ranging from 580 to 639 can be approved through manual loans if the applicant has a clear report and counter factors.
