GCA MORTGAGE FORUMS DAILY NEWS — Wednesday, September 30, 2026
In today’s edition of GCA Mortgage Forums News, we will cover the widening gap between seller price cuts and what buyers can afford. This topic is timely, relevant nationwide, and offers a strong consumer angle following yesterday’s VantageScore 4.0 story.
Topic of the Day: Home Sellers Are Cutting Prices as Mortgage Rates Push Buyers BackHome Price Cuts Surge as Mortgage Rates Rise Above 7%
- More U.S. home sellers are cutting asking prices as mortgage rates rise above 7%.
- See what September 2026 housing data means for buyers, sellers, and mortgage borrowers.
- This fall, it’s clear that buyers are harder to persuade, and sellers are starting to make changes.
- According to Realtor.com’s latest national housing report, over one in five homes for sale had a price cut in September.
- Meanwhile, mortgage rates rose above 7%, making it harder for buyers to afford homes and causing many to wait.
- This mix of more homes for sale, more price cuts, and fewer buyers is changing how negotiations work as we head into the last quarter of 2026.
September Home Price Cuts Reach Nearly Four-Year High
Realtor.com reported that 20.8% of active listings had a price reduction in September, up 0.9 percentage points from one year earlier. That was the highest share for any month since October 2022 and the highest September price-cut level since 2018. Price reductions were running above year-ago levels in all four U.S. regions and in 36 of the 50 largest metropolitan markets.
Housing Inventory is Also Moving Higher
Active listings increased roughly 5.5% from September 2025, bringing the number of homes available nationally above 1.16 million. Meanwhile, the number of homes under contract fell 4.1% from a year earlier. These numbers show that buyers have more options, but they remain cautious about making a move.
Higher Mortgage Rates Are Changing What Buyers Can Afford
The main challenge is still the monthly payment. Freddie Mac reported that the average 30-year fixed mortgage reached 7.03% for the week ending September 24, compared with 6.95% one week earlier and 6.30% during the same period last year.
Other daily mortgage rate measures rose even further by the end of September.
A buyer who qualified easily a few months ago might now need a lower price, a bigger down payment, help from the seller, a rate buydown, or a different mortgage to keep payments affordable. This is why a small price cut does not always fix the affordability issue.
Mortgage Applications Are Falling Along With Buyer Demand
Higher rates are already showing up in mortgage application activity.
The Mortgage Bankers Association reported that total mortgage application volume fell 6% for the week ending September 25. Purchase applications declined 4% from the prior week and were 14% lower than a year earlier. Refinancing activity dropped 9% for the week. :
This does not mean people have stopped wanting to buy homes.
It just means the finances have to make sense.
Today’s buyers have to juggle mortgage payments, property taxes, insurance, association fees, utilities, other debts, and daily expenses. A home might seem affordable at first, but qualifying can be tough once all costs are added up.
Buyers May Have More Negotiating Power This Fall
Buyers who are financially ready may find new opportunities in today’s market.
Price Is No Longer the Only Negotiating Tool
A seller who needs to close might be open to more than just dropping the price. Depending on the transaction and mortgage program, negotiations could involve:
- Seller-paid closing costs.
- Mortgage discount points.
- Temporary rate buy downs.
- Permanent interest-rate buy downs.
- Repair credits or completed repairs.
- Home warranties.
- Flexible closing dates.
Sometimes, a seller concession that lowers financing costs can help the buyer’s monthly payment more than a small price cut would. Borrowers should ask their loan officer to review the numbers before choosing the best option.
Sellers Need to Price Homes for Today’s Market
Sellers have a different challenge. A property priced according to last year’s conditions may sit while competing homes adjust their prices or offer concessions. September’s inventory numbers show buyers have more choices now than during the big shortages earlier in the decade. Sellers who really need to move may have to compete on price, property condition, incentives, and terms. This matters most in areas where the number of homes for sale has grown faster than the number of buyers.
What Homebuyers Should Do Before Making an Offer
In today’s market, getting fully preapproved is more important than ever. Don’t assume you should spend as much as you qualified for six months ago. Ask your mortgage professional to recalculate your payment using today’s rates, taxes, insurance, and any association fees.
If you don’t fit standard loan requirements, consider other options. FHA, VA, USDA, manual underwriting, jumbo, bank statement, DSCR, and other non-QM programs are designed for different needs. Choosing the right loan can be just as important as the price you negotiate.
GCA Mortgage Forums Bottom Line
September 2026 marks the start of a new conversation in the housing market. There are more homes for sale, more sellers are cutting prices, and buyers have more negotiating power in many markets. But affordability remains the deciding factor.
A $10,000 or $20,000 price cut might seem big, but higher mortgage rates can add hundreds of dollars to the monthly payment, offsetting those savings.
If you’re buying this fall, the best move is to look at the whole deal: price, mortgage type, interest rate, seller help, closing costs, taxes, insurance, and your monthly payment.
The headline may be that sellers are cutting prices. The bigger story is that buyers are making the housing market adjust to what they can truly afford.
