I have originated and closed over one billion dollars worth of commercial loans that are mainly apartment buildings and complexes over twenty years. The commercial loans I originated are only my own personal investments. I know everything that needs to know about apartment buildings. Smallest unit I had was 6 units and largest units was 424 unit. Smallest apartment building loan I had was $600,000 and largest was $40 million. However, commercial lending covers a wide range of different fields that a program like Affiliated Financial Partners with Keith Goforth and Danny Vesokie not an option but a must. I am in the middle of talks with Keith Goforth and Danny Vesokie where loan officers at NEXA Mortgage will get a huge group rate from the retail program Affiliated Financial Partners has. Amanda, Felix, and I will sit on a demo on August 23rd to see what our thoughts are and if we all agree, we will endorse Affiliated Financial Partners for Lending Network, Gustan Cho Associates, NEXA Mortgage and AXEN Mortgage.

Learned something from Amanda that’s very important. Tennessee has a Branch to residency distance requirement if you live outside Tennessee. However, the Branch to residency distance requirement is waived if you live in Tennessee. I did not realize that. Therefore, Amanda is tied to Oakbrook Terrace Illinois Branch and the Branch is licensed in Tennessee but the distance from Branch to her home does not apply since she is legal Tennessee resident.

Reason why hard money lenders don’t lend on owner occupied homes is because it takes years to foreclose. Investment properties get foreclosed in couple of months.

I had my daughter got to DMV and get a duplicate title and she’s overnighting to me. It was under her name so now once I get it, I need to get it changed to my name. I guess only one person is needed on a two name title because my mom is in Colorado. It was under both my daughter and mother’s name.

You can’t have an animal shelter in a pole building. It will be inhumane. Carbon from the motor of vehicles will kill them.
