Amanda had a question on a real estate investor who has a 35 unit apartment building needing to refinance out of a bridge loan. The apartment building was purchased needing work. As a real estate investor of 7 apartment complexes consisting of 3,000 units, lenders require the following:
1. Summary sheet of the purpose of the loan and property detail. Location. What condition is building in A, B, C, D tier and what type of area is the apartment in A, B, C, D.
2. Personal financial statement
3. Three years of tax returns for conforming traditional commercial loans
4. Current P and L and rent roll which is current and proforma. Eventually need copy of leases. Need to itemized income and expenses which includes insurance, property tax, payroll, utilities, maintenance, water, and third-party vendors. Number of units, and approximate square footage. Number of rooms, bedrooms, bathrooms, and does it have dining rooms. Parking spaces or carports.
5. Type of work done and itemized cost
6. Real estate purchase contract
7. Appraisal if available and estimation of value of the property
8. How many are market rent, and section 8 housing
9. Comparable rents in the area for studio, one bedroom, two bedroom, etc.
10. What type of loan program does the borrower prefer and/or expect: Recourse, or non-recourse. How many owners to the property. Is property individually owned or in a LLC or partnership. Traditional conforming commercial loan or hard money loan, or bridge financing.
11. Any deliquent outstanding bills such as mechanics lien, tax liens, or pending lawsuit.
We can start with this before we have a meeting with Dianne and see what type of loan program suits the borrower.

My application is currently in underwriting. I am concerned that because my student loans are so high that my DTI may not pass. I have found a home that is scheduled to close on 12/2. Honestly I did not see you site until after applying thru my current lender. Would you be able to take over the case and will I still be able to close on 12/2 or earlier? I am in Illinois and also seeking downpayment assistance from IDHA. The Home Inspection and Appraisal have all been completed. Are there many corrupt police officers where they will draft up false criminal charges against citizens? What happens if you were not speeding but get caught for speeding and you know for a fact you were not speeding. What happens if you get arrested for reckless driving for going over 30 miles over the limit and you know for a fact you were not going more than 10 miles over the speed limit. Does the police officer have to show you proof that he caught you going 30 miles over the limit? A reckless driving conviction can mean automatic cancellation of your drivers license and your insurance company can drop you. Are there many corrupt police officers? What can we do if you fall victim to a corrupt police officer? How do police departments hire honest police officers who are honest and protect and serve. I have been watching many YouTube videos about First Amendment Auditors and police corruption. Can you sue corrupt police officers? I have also seen many news reports of police officers planting evidence and lying just for the sake of arresting someone they do not like. What can we do about cleaning up society of corrupt cops?

The hiring process needs to get more strict recruiting police officer recruitment. Anyone with a high school diploma, GED, or two year junior college degree in law enforcement or 60 college semester hours can become a police officer. Shots were fired at former President Donald Trump campaign rally this afternoon grazing the former President by his ear breaking his skin to make him bleed. There are no details about the shooter and how many people were involved. We have no news whether the gunman is caught or still at large. Once shots were fired, Secret Service Agents swarmed the podium for cover of Former President Donald Trump. Trump was whisked away by a team of Secret Service Agents into a black SUV for safety and medical assistance. Trump gave a fists up to relay he was alright to his supporters. From the look of things, former President Donald Trump seems not injured except for a graze by his ear but was bleeding. Do we love our pets too much?
Two-thirds of the people in the United States have pets. If they all voted, they would be the majority. This is a 138 billion-dollar business with nearly 40 million pets.
We treat our pets like members of the family; we have pet spas, pedicures, jewel-studded collars, and boutique hotels disguised as kennels. They are not family; they are animals, and I am one of those pet owners.
Years ago, animals stayed outside; barnyard dogs and stray cats were everywhere. Cats came and went whenever they wanted. Now we have scientific studies and biological proof of why we love our pets. Wounded Warriors has dogs available to vets because dogs understand. A dog will love you more than they love themselves, an unconditional love found nowhere else.
The problem with pets is that they never grow up; they remain children, and we treat them as such. Your pet animals get expensive, and we spend thousands of dollars to keep them alive and healthy. We wheel them outside to do their business and think nothing of it. When do we end their misery? Do we keep them alive because of selfishness?
When you decide to get a dog, or a cat, for that matter, it is a lifelong commitment. What happens when you decide that you made a mistake? Bringing the dog back causes psychological issues; the dog feels abandoned. Fido gave all of himself to you, and you abandoned him. The dog may have a problem with trust; all they want to do is love and please you.
I have had many dogs in my life; my current dog now is 12 years old, and I have sworn to him that I will be with him until his last breath. I know he is here for me until mine.

Is the bird flu really here, or is it COVID-19 in disguise? The strain is HSN1, another flu strain, and each year they are getting worse, or are they really? In 2013, 900 people contracted the bird flu, and more than half died. Is this enough to be a pandemic?
Farmer workers and ranchers are at the highest risk of coming down with HSN1. I was unable to find where the 900 people got sick. I’m almost certain they worked on farms and ranches that lacked regular monitoring. Mostly found in meat and dairy, bird flu arrives and, voila, the price of eggs goes up, which has happened in the past few years.
I was amazed at the death statistics for flu deaths during COVID; there weren’t as many as previous years. I think all the flu stats were compiled together with COVID to make COVID worse. Thousands of people die of the flu each year, but not during COVID years. It was once called Trump’s flu.
With the election this November what will this flu be called, will CDC call it a pandemic? Or will it be a political stratagem? Biden Bird Flu, Biden Goodbye Flu, Trump’s Flu II. Both parties will cause chaos and come to the rescue, too bad the public will suffer.
It’s time to stock up on toilet paper and common sense.

Gold fell $40 per ounce on the initial news of the government not buying Gold.
