Non-QM (Non-Qualified Mortgage) loans are designed for borrowers who do not meet the standard criteria for conventional loans. Here are some of the different types of Non-QM mortgage loan programs available in today’s market:
Bank Statement Loans
For Self-Employed Borrowers: Uses personal or business bank statements to verify income instead of traditional tax returns.
Asset-Based Loans
For High Net Worth Individuals: Qualifies borrowers based on their liquid assets rather than income.
Interest-Only Loans
Flexible Payment Structure: Borrowers pay only the interest for a set period, reducing monthly payments initially.
Investor Cash Flow Loans (DSCR Loans)
For Real Estate Investors: Rent income is used to qualify instead of personal income.
Recent Credit Event Loans
For Those with Credit Issues: Accommodates borrowers with recent bankruptcies, foreclosures, or short sales.
Foreign National Loans
For Non-U.S. Residents: Tailored for foreign nationals looking to purchase U.S. property without a traditional U.S. credit history.
Non-QM Jumbo Loans

No-Doc/Low-Doc Loans

Fix-and-Flip Loans

Bridge Loans

Alternative Income Verification Loans

The American people are not stupid and know how bad the economy is. You do not have to be a Democrat or Republican to know how bad unemployment is, how high the cost of goods and services is, how high mortgage rates are, how wages have not caught up with inflation, how it is difficult to make ends meet, how much it cost to feed a family of five, how much groceries are, how expensive it is to buy a new car, how difficult and impossible it is to save and invest, and how to catch up with homeowners insurance, auto insurance, and property taxes. Everything around us is going up and wages are not going up. So when you hear idiots like Jerome Powell, Janet Yellen, and newscasters like Jim Cramer say what inflation? What bad economy? Look at the Dow Jones Industrial Average is at 40,000, we are doing great. We had a soft landing and avoided a second Great Recession: Those are lies and FAKE NEWS.

All my life I had short-haired German Shepherd dogs until ten years ago where I fell in love with long-coat German Shepherd dogs. German Shepherd Dogs (GSDs) come in two distinct coat types: short-haired and long-coat. Both are purebred GSDs but have different physical attributes and care needs.
Short-Haired GSDs:
- Coat: Double-layered, dense, close-lying
- Undercoat: Thick, providing insulation
- Shedding: Heavy, especially twice a year
- Weather: Better suited for warmer climates
- Grooming: Less frequent brushing needed
- Standard: Meets AKC breed standard
- Show Dogs: Typically preferred in show rings
Long-Coat GSDs:
- Coat: Longer, softer outer coat
- Ear Tufts: Often have fluffy ears
- Shedding: Still heavy, but less noticeable
- Weather: Better in cold climates
- Grooming: Need more brushing to prevent matting
- Standard: Previously faulted in AKC standard
- Popularity: Growing in pet homes
Similarities:
- Same size, structure, temperament
- Both highly intelligent, trainable
- Equal work capabilities (police, service)
- Similar health issues (hip dysplasia)
The choice often comes down to personal preference in appearance and grooming commitment. Both make excellent companions and working dogs.
