The spec builder developer ground up new construction loan is a great popular acquisition and construction loan program for small home builders who have built several homes in a small scale and want to become a developer. The builder/borrower needs to come up 30% of the land purchase for the down payment. Lending Network, LLC likes to see the builder to have the 30% skin in the game throughout the construction process until completion. Once we have done one or two projects with the builder/developer, we can lighten the restriction. In most cases, the ground up new construction spec home loans are one year term and can be renewed every year.
