    The 10-year U.S. Treasuries are under 4.28% which is a large drop from 4.72% just two weeks ago. The lower the 10-year Treasuries, the lower mortgage rates. Lets hope the 10-year Treasuries plummet so we can start refinancing home loans.

    The yield on the 10-year U.S. Treasury note has dropped from 4.79% on January 13, 2025 to 4.40% on February 25, 2025.

    This drop can be attributed to many economic influences such as staglation concerns, global economics, and policies from the United States.

    For the 30 year mortgage, the rate is set at 6.924% which is much more favorable, allowing someone to refinance.

    Experts say the rate will likely be maintained between 6%-7% within the middle term, which would slow refinancing efforts.

    While it’s well known that lower Treasury yields direct decrease mortgage rates, policies from the Federal Reserve, inflation, and overall economic environment have just as large a role.
