• Illustrative scenario: From declaration page to coverage within 48 hours

Posted by Ken Coury on October 29, 2026 at 2:45 pm

One situation loan officers run into often: a homeowner approaching closing needs an insurance review — and a clear answer, fast.

Here’s how that typically plays out on my side.

This is an illustrative scenario, not a specific file:

The loan officer sends over the current declaration page and the required property information. From there, I compare available options, walk through the coverage differences, and coordinate the effective date and the mortgagee information with the lender. In this scenario, coverage is bound within 48 hours, and the lender gets the documentation it needs.

The point for the loan officer: a responsive insurance contact who helps keep the file moving and keeps the borrower informed.

One honest caveat, because it matters: that 48-hour timing depends on eligibility, complete information, underwriting approval, and the client’s authorization. It’s what the process can look like when those pieces are in place — not a promise on every file.

If insurance timing is ever what holds up one of your files, I’m happy to be the call.

This highlights why having an experienced insurance professional matters in the mortgage process, especially when it comes to the challenges of closing.

Home insurance can create last-minute issues at closing. Even if everything else is set, mistakes in the policy, start dates, or mortgagee clause might still come up.

It’s important for the insurance agent, loan officer, and borrower to work together. Quick insurance processing is helpful, but what really matters is the professional’s expertise and fast response.

Choosing the lowest-priced policy can lead to issues. The right policy needs to meet lender requirements and truly protect the homeowner. Be sure to review the deductible, replacement cost coverage, and exclusions before making a choice. Sometimes, a 48-hour turnaround isn’t possible because of underwriting, property eligibility, paperwork, or waiting for borrower approval.

Loan officers who review homeowners insurance early in the mortgage process help borrowers compare options and avoid last-minute issues. The best loan officers communicate clearly and know the closing process inside and out.

This example shows that a strong team, good planning, and open communication can ensure a smooth mortgage closing.

Thank you, Ollie — you nailed the part that matters most. Speed helps, but it’s the expertise behind it: the mortgagee clause, the start date, the deductible and replacement cost — small details, and any one of them can stall a closing if they’re wrong. And you’re right that the lowest-priced policy isn’t always the right one; it has to meet the lender’s requirements and actually protect the homeowner, or the savings aren’t savings. Appreciate you adding this here.
